The first step is to meet in person, where we get a feel of what when and how you would like to develop your land. It's a getting-to-know phase for both parties.
We will then go away and do a thorough review of the site, we look for key site restraints and a whole other raft of information to begin our site appraisal.
As we progress behind the scenes, we will return to take measurements and bring in other specific members of our team to build our site appraisal.
After getting to know each other, and understanding the requirements, Green Stone will get to work with specifics on adding the uplift to your property. Once the numbers have been crunched, Green Stone will offer you a price to purchase your land (or part of it, depending on what deal is agreed)
Once the offer has been accepted we will arrange for our solicitors to draft an Option agreement for the benefit of both parties. Green Stone will cover the costs to make the Option agreement.
Once all of our specialists have been consulted and we have done all our due diligence; it's time to submit for planning.
Planning is complicated, drawn out and uncertain. Councils only have outline times to respond to planning proposals without consequences if they do not meet these deadlines. Therefore it’s important to be realistic and honest with timelines.
Green Stone sets a pragmatic time frame of 12 months, to enable the completion of the planning process.
This will all be communicated in further detail as we go through the process together.
After a period of back and forth (allow for 12-18 months) the local authority has granted planning permission and your land value has now been maximised. This is when we buy or sell the site and transfer your funds.
After planning approval, the site is ready for the build. The site is either sold with full planning uplift added, or we proceed to develop the site ourselves.
